What is the procedure to get a full-size parking spot at Sol Vista?

Full size parking spots are on a wait list basis. Please send a request to the Association manager by using the form that is attached in this website. Full size vehicles must be registered to the condominium owner. Vehicles registered to a business are not allowed. Vehicles must have a city of Avalon vehicle permit and current registration and insurance.

How many homes are located at Sol Vista?
Sol Vista consists of 71 homes. In addition, 13 bonus density units were approved by the city at the time of development.

What does the Sol Vista Homeowners Association do?

A homeowner Association is formed within a community or neighborhood’s of family homes or multiple unit buildings such as the condominiums at Sol Vista. The Sol Vista Homeowners Association “SVHOA” was established to make and enforce rules regarding properties within the jurisdiction of the Association. The SVHOA is comprised of and run by residents. Membership in the SVHOA is a requirement to buy a home within the soul Vista community.

Sol Vista Homeowners Association has a Board of Directors that have been elected to enforce and oversee the homeowners associations rules and regulations. These rules and regulations are described in the Declaration of Covenants, Conditions, and Restrictions commonly known as the CC&R’s. A copy of the CC&R’s for Sol Vista is available in the document section of this website. The CCR’s set certain conditions for the homeowners about the maintenance of their properties. These condition sometimes a constructional restriction, landscaping changes, aesthetic choices, parking availability and restrictions, etc. The Homeowners Association is responsible to set and enforce community rules, protect property values, provide services and amenities and facilities for the homeowners while providing self-governance of the operations

Can I rent a Sol Vista Condominium?

Short term rentals in the entire city of Avalon are regulated by what is called a conditional use permit. Owners of units in Avalon, including Sol Vista, must have a conditional use permit (CUP) for the rental of any property under 30 days. Long term rentals do not require a permit. Currently Sol Vista has seven rental condominiums that are licensed by the city for short term rental. Most of these are rented by local property management companies and some are available directly from the owners.

Why is the Pool Closed?

The pool complex is currently closed as a result of the LA County restrictions as a result of Covid 19. Once the County restrictions are released the pool area will go back to being open with its normal hours and access rules.

6.

Can we feed the Feral Cats?
It is illegal to feed feral cats in the city of Avalon. There are specific codes that prohibit this action. Recently legislation has shown that the person feeding the feral cat may be considered the owner and as a result would be responsible for all fees, fines and maintenance costs related to their actions. The individual feeding the feral cats could be held financially responsible for the neutering, and or removal of the cats from the facility.

Do we need insurance for our condominium?

As part of the regulations of a homeowners association the Sol Vista Homeowners Association does carry insurance on the property and the buildings as required by law. The Association is responsible for everything up to the walls of the units. Interior items of the homeowner’s unit are not covered for liability or for replacement in the event of a loss. While it is not required it is encouraged that the homeowners do have a separate policy to cover the assets within the walls of their unit as well as liability for injury, etc.

What is the homeowner’s responsibility versus the Associations responsibility in the care and maintenance of my unit?
Under the document section is a very clear table of both the homeowner and Association responsibilities regarding the individual units. A login is required that is easy to get through the website.

9.

What can I do outside and around my unit for improvements?

The area outside of the walls of the Association. Any modifications to existing landscaping buildings etc must be approved by the association’s board. At no time will the land under the improvements be deeded or isolated to the individuals usage that made the improvements. Assume that all improvements that are done are for the benefit of all of the homeowners at Sol Vista.
